Public Hearing to Address Multi-story Construction

Within recent months, a multifamily residential developer was able to build what appears to be a four-story 14-unit complex on an Oram Street lot where once sat a two-unit duplex.

The developer used a concept known as "dirt skirts" to fall within the letter of zoning restricts — that limit building to three floors — to build the seeming four-story structure.

Neighbors along Oram and Prospect Avenue fear other developers that have bought properties in the area might use the same maneuver to build four- or more story complexes in the area, according to Richard Kollath, who lives on the same Oram Street block.

The Dallas Board of Adjustments will hear both sides of the issue beginning with a briefing at 10 a.m. and a public hearing at 1 p.m. Aug. 12 at City Hall.

Residents from across the area can attend the hearing and make known their views on the letter of zoning restrictions and the spirit of zoning restrictions.End of story
